In 1977, Usibelli Coal Mine (UCM) began leasing approximately 510-acres of land from the Alaska Railroad Corporation (ARRC) to develop the Tri-Valley Subdivision with the goal of providing mine employees and their families an opportunity to create a residential community of their own.
Over the years, there has been much work done to develop and maintain the roads and utilities, as well as the residential and commercial lots within the leased land area. For more than 40 years, UCM has been the lessee of the land, subleasing back to individuals and entities to develop on their own.
In 2018, legislation was passed that authorized the ARRC to sell some of its land holdings in Alaska. As a result, UCM purchased the land in the Tri-Valley Subdivision in October 2018 with the intention to sell the land to the Tri-Valley sublease holders.
